INDUS Acquires 757 KSF Logistics Park in Houston

This is the buyer’s introduction to the market.

INDUS Realty Trust Inc. has completed the acquisition of a 757,000-square-foot, five-building Class A logistics park in Houston. Park 845 Crossing, previously known as Greenspoint Business Center, is 99 percent occupied.

The transaction’s price and the seller were not disclosed, but information provided by Yardi Matrix indicates that the previous owner of all five buildings was Equus Capital Partners. Neither INDUS nor Equus replied to Commercial Property Executive’s queries.

The park is in the North Houston submarket and immediately adjacent to Interstate 45, Beltway 8 and George Bush Intercontinental Airport. The individual street addresses for Buildings A through E, respectively, are 11710 North Freeway and 51, 71, 101 and 121 Esplanade Blvd.

The acquisition is INDUS’s first in metro Houston. In a prepared statement, Trey Daniel, INDUS’s market officer for Texas, noted that besides the park’s location, suite sizes ranging from 8,000 to 245,000 square feet should provide long-term value.

INDUS President and CEO Michael Gamzon added that INDUS is looking to continue growing its footprint in Texas, both through additional acquisitions and development.

A JLL Texas Industrial Capital Markets team including Senior Managing Director Trent Agnew, Managing Director Charlie Strauss and Director Lance Young arranged the transaction.

Portfolio moves across markets

INDUS has been actively trading and developing properties in multiple markets since the start of the year.

In January, the company expanded its holdings in metro Atlanta with the purchase from Link Logistics of Westridge Distribution Center, a fully leased 833,000-square-foot asset in McDonough, Ga.

The following month, the company sold a 641,631-square-foot shallow-bay industrial collection in Hartford County, Conn., in a deal arranged by JLL Capital Markets. The nine buildings have an average age of about 30 years.

And in May, INDUS got underway with INDUS Commerce Center @ 840, a 2.2 million-square-foot, 189-acre logistics park in Nashville. The four speculative buildings will range from 250,000 to 1 million square feet.

Strong leasing in Houston’s industrial market is being driven by demand from both distribution and manufacturing occupiers, according to a second-quarter report from JLL. Overall vacancy and availability declined in the second quarter, which suggests that the market is absorbing new space about as fast as it’s being delivered.

Deliveries over the quarter reached 7.2 million square feet, while groundbreakings totaled 4.8 million. JLL remarked that the year-to-date absorption of 12.0 million square feet “points toward continued healthy market fundamentals through the remainder of 2026.”
