2.2 MSF Campus Underway in Nashville

Four buildings are set to rise within the logistics park.

INDUS Realty Trust is developing INDUS Commerce Center @ 840, a 2.2 million-square-foot industrial park in Nashville, Tenn.

The logistics project will comprise up to four buildings ranging from 250,000 and 1 million square feet. INDUS plans to build them on a speculative basis, but will also pursue build-to-suit opportunities.

The company has recently acquired the 189-acre site located at 840 McCrary Road, close to Interstate 840. Nashville International Airport will be 23 miles away. As part of the development, INDUS will also implement road improvements.

The first building of the master plan, currently underway, will measure 507,000 square feet and have cross-dock configuration. The facility will feature 40-foot clear heights, 60-foot speed bays, 216 car parking spaces and 175 trailer spots. Completion is scheduled for the first quarter of next year.

The second building, already pad-ready, is set to span 537,000 square feet. The warehouse will also have cross-dock configuration and 40-foot clear heights.

The remaining space could be developed either as two separate facilities measuring 496,674 and 610,480 square feet, or as a single 1 million-square-foot building. CBRE’s Will Goodman and Jack Armstrong will spearhead leasing at the property.

Nashville’s industrial development above U.S. figures

Nashville’s industrial sector had about 4.6 million square feet underway as of March, according to a Yardi Matrix industrial report. The figure accounted for 2 percent of the metro’s total stock, 20 basis points above the national average.

One of the under-construction projects is Central Pike Logistics Center, a nearly 1.1 million-square-foot, two-building speculative campus in Lebanon, Tenn. It’s Stream Realty Partners’ first industrial development in Nashville.
