Kane Realty Inks 20 KSF at Raleigh Office Property
The tenant will occupy an entire floor at the building.

AI operational data platform company Couchbase Inc. has leased 20,000 square feet at Kane Realty Corp.’s 4350 Lassiter in Raleigh, N.C. The tenant will occupy an entire floor at the office property.
Cushman & Wakefield worked on behalf of Couchbase in the lease transaction, while the ownership had in-house representation.
Developed by Kane Realty Corp. in 2004 and consisting of seven two- and three-story buildings, the 123,000-square-foot property is part of The Offices at North Hills. Couchbase will join Patriot Wealth Management and DTS Software in the roster.
Located in North Hills’ Main District, the office campus is adjacent to the North Hills shopping mall and has access to Interstate 440. Downtown Raleigh, N.C. is less than 6 miles south.
In recent office space trends, accessibility to local retail and major thoroughfares, alongside strong amenities and technology packages, are the main factors that improved office leasing in select submarkets. As the sector continues to revolve around hybrid work, owners, occupiers and capital providers are looking into preserving asset value and enhancing competitiveness, which should accelerate leasing velocity.

Cushman & Wakefield Managing Director Ben Litke and Senior Associate Kristine Smith secured the lease deal on behalf of the tenant. Kane Realty Director of Office Leasing Hooker Manning and Office Leasing Representative Alex Mikels represented the ownership.
As of February, the national average office listing rate dropped 1.9 percent year-over-year to $32.79 per square foot, according to a Yardi Matrix report. During the same month, the national vacancy rate fell 200 basis points to 17.6 percent, lower than 17 out of the top 30 metros tracked by Yardi Matrix.
