Feil Organization Signs 75 KSF Lease in Manhattan

An architecture and engineering firm is taking three full floors at this Midtown property.

The Feil Organization has signed architectural and engineering firm HDR to a long-term, 74,500-square-foot lease at Manhattan’s 7 Penn Plaza. HDR will occupy the 15th through 17th floors.

As part of the transaction and following renovations, The Feil Organization will deliver a new 14,000-square-foot rooftop amenity for the building’s tenants. The rooftop will feature new furniture, landscaping, communal seating areas and city-wide views. On-site retail includes PopUp Bagels.

According to a spokesperson for HDR, the firm is the largest employee-owned company in the U.S. architecture and engineering industry by employee count. HDR will be relocating from 500 7th Ave, a 17-floor tower owned by The Moinian Group.

Located at 370 Seventh Ave., 7 Penn Plaza is a 357,000-square-foot, 18-story tower that is adjacent to Madison Square Garden and The Paramount Theatre. The building is close to Pennsylvania Station, providing access to the Long Island Railroad, NJ Transit, Amtrak and various MTA Subway lines.

Seven Penn Plaza was completed in 1921 and is a Class B property, according to Yardi Matrix. Among the building’s other tenants is the Retail, Wholesale and Department Store Union, which has its national headquarters there.

The Feil Organization was represented in-house by Head of Commercial Leasing Andrew Wiener and Director of Commercial Leasing Kyle Young. JLL represented HDR.

Steady improvements

The Manhattan office market in the first quarter saw its highest level of leasing activity since the end of 2019, according to a report from Cresa. Better yet, availability decreased for the ninth straight quarter.

The Chelsea submarket has an overall availability of 20.8 percent on an inventory of 26.5 million square feet. Leasing activity in the first quarter was just over 900,000 square feet, although this yielded only 235,000 square feet of net absorption.

Last November, The Feil Organization saw its building at 261 Fifth Ave. enter special servicing following a payment default on a $180 million loan dating from the mid-2010s. Feil had owned the 26-story, 450,000-square-foot landmark building for about 20 years.

The previous April, Foot Locker Inc. moved its global headquarters from 330 W. 34th St. in Chelsea to Feil’s 570 Carillon Parkway in St. Petersburg, Fla., signing a long-term lease for 110,998 square feet.
