Younger Partners Buys 261 KSF Power Center in DFW

Multiple national tenants occupy the property.

Dallas-based Younger Partners Investments and Terrell Younger LLC have acquired Crossroads at Terrell, a fully leased 260,876-square-foot Class A power center in Terrell, Texas. RealtyLink sold the property for an undisclosed amount.

Crossroads at Terrell sits on 29 acres at Interstate 20 and Spur 557, 30 miles east of Dallas. It was built between 2019 and 2024 and features a diverse roster of national tenants, including Academy Sports + Outdoors, Hobby Lobby, Marshalls, Bealls, Ross Dress for Less, Petco, Ulta Beauty, Five Below and Buffalo Wild Wings. The center is also adjacent to a Buc-ee’s.

YPI Co-Managing Partners Kathy Permenter and Moody Younger represented the buyers. Institutional Property Advisors’ Executive Managing Director of Investments Philip Levy and Marcus & Millichap Senior VP of Investments and Associate Director of the National Retail Group Chris Gainey represented the seller.

IPA Senior Managing Director, Capital Markets Adam Mengacci and Associate Director Travis Headapohl arranged the acquisition financing, which consisted of a senior loan from a regional bank and a preferred equity investment from a national REIT.

In a prepared statement, YPI Managing Director Micah Ashford said Crossroads at Terrell ranked as Texas’ third most-visited retail destination in 2025, according to Placer.ai data.

He added that the acquisition made financial sense under current financing conditions, supported by rent growth, stabilized occupancy and expense management.

A growing Texas portfolio

This past March, YPI acquired a portfolio of three nearby retail centers in north Fort Worth from their developer, Weber & Co., for an undisclosed amount. The 375,000-square-foot retail collection comprises Presidio Towne Crossing, Tehama Towne Crossing and Vista Ridge shopping centers. They are fully leased and shadow-anchored by Target and Costco.

The Dallas–Fort Worth retail market saw positive net absorption, 5.4 percent vacancy and almost unchanged leasing activity in the third quarter, according to a new report from Partners Real Estate. Net absorption for the quarter was nearly 1.4 million square feet, up from 1.0 million in the second quarter.

Deliveries totaled about 1.6 million square feet, with 7.2 million under construction. Investment sales in the third quarter totaled nearly 4.5 million square feet, Partners reported.
