Exclusive: Affinius Secures $74M for Florida Amazon Facility

The nearly 1 million-square-foot fulfillment center is part of a larger development.

Affinius Capital has obtained a $73.7 million bridge loan backed by Building 100 in I-4 Logistics Park, a 984,960-square-foot facility in Deltona, Fla., according to Yardi Matrix. First National Bank of Omaha issued the three-year note.

Previous debt on the property included a $66.2 million construction loan issued by Citizens Financial Group in 2023 and fully paid in 2025, the same source shows.

Amazon fully occupies Building 100, using it as a fulfillment and logistics center.

Amazon first expanded to Volusia County in 2019 by opening a 66,000-square-foot operation in Daytona Beach, Fla., according to Daytona Beach News-Journal. Building 100 is the e-commerce giant’s second location in the county, part of its last mile facilities expansion in Florida.

Meanwhile, Affinius has Amazon as a tenant at another one of its North Central Florida properties. In 2020, the two companies signed a deal for a 95,210-square-foot warehouse at 2121 NW 67th Place in Gainesville. The building is used as a delivery station, according to Yardi Matrix.

I-4 Logistics Park is set to total some 1.8 million square feet across 130 acres once completed. A partnership between Seefried Industrial Properties and Affinius, formerly known as USAA Real Estate, is developing it. Construction started in 2022, with Building 100 reaching completion in 2023 as the project’s first phase. A second phase, which has been approved, includes three additional facilities, ranging from 112,000 to 500,000 square feet.

Building 100 occupies a 19-acre lot at 2501 N. Normandy Blvd. Located along Interstate 4, providing connections to Interstate 95 in the northeast and to JAXPORT, while also being connected to U.S. Route 417. Orlando International Airport is 50 miles away.

Designed as a high-cube warehouse by Macgregor Associates Architects, the property includes 40-foot clear heights, four grade-level doors, 190 dock-high doors and 513 parking spots.

Lenders focus on industrial assets

CRE loan originations rose 52 percent year-over-year through March 2026, according to a Mortgage Bankers Association report. For U.S. industrial, lending activity recorded a 56 percent jump, with the first quarter of 2026 closing with 1,240 originations—the highest figure among all property types.

One large, yet-to-close refinancing deal includes Amazon as majority tenant backing a national portfolio. Earlier this month, a joint venture between Blackstone, GIC and LBA entered into a $950 million CMBS refinancing agreement. Wells Fargo and JPMorgan Chase will co-originate the note, expected to close later this month. The transaction is backed by a 41-asset, primarily industrial collection of properties across several states and markets, including Orlando.
