Amazon to Build $98M Dallas Warehouse

Construction could begin next month.

Amazon is looking to expand its Lone Star State footprint with the construction of a new $98 million, 1.2 million-square-foot regional distribution center in the Dallas market of Terrell, Texas, as reported by The Dallas Morning News. Construction could begin as early as August 2026, with completion slated for next year.

The retail giant took ownership of the 120-acre development site last year, acquiring it from Hunt Realty Investments. Located at 3201 Airport Road, the property is within the Metroplex’s Eastern submarket, between the U.S. Route 80 and Interstate 20 corridors, adjacent to a facility by Lineage, an operator within the cold storage market.

Amazon is also securing its footprint within the metro’s southwest submarket with another 1.7 million-square-foot distribution center project. Construction kicked off two years ago in Cleburne, Texas, with the building on track for delivery this quarter.

Since 2010, Amazon has invested more than $100 billion across Texas, creating 100 fulfillment, sortation and delivery centers, including Rural Super Rural, Prime Now, Prime Air and Amazon Air Hub properties. What’s more, the company also operates 35 Whole Food Market and four Amazon Pharmacy locations across the Lone Star State.

The company also launched its Amazon Supply Chain Services, opening its logistics network to any business. This new offering arrived just as operators began focusing more on maximizing efficiency than on expanding their warehouse footprint, potentially heating competition among 3PL providers.

Dallas industrial development remains unrivaled

Dallas had 32.6 million square feet of industrial product underway in May, accounting for 3.1 percent of stock, according to a Yardi Matrix report. The metro logged the largest pipeline, surpassing Phoenix (25 million square feet) and Houston (19.8 million square feet).

Development continued later into the year, with Hughes Commercial and B-29 Investments breaking ground on Camp Howze Industrial Rail Park in June. The massive endeavor will include 14 buildings totaling 7 million square feet.
