Taurus Investment Buys Texas Industrial Campus

Taurus Investment Holdings has made its debut in the border market of Laredo, Texas, with the acquisition of Crossroads Business Park, an eight-building campus encompassing 412,871 square feet.

The buyer established a partnership with a local operating partner to manage day-to-day operations.

The collection comprises shallow-bay warehouses averaging approximately 50,000 square feet, serving customs brokerage, freight forward, 3PL, warehousing, drayage and cold storage users. Crossroads Business Park is fully leased, with the tenant roster including Ventus Global Logistics, Nature Fresh, ASCO Forwarding, among other companies, a PRO Mexico Industry report reveals.

Located on 40 acres along Crossroads Loop, the park has direct access to Interstate 35 and is roughly 2 miles from the World Trade Bridge crossing, Laredo’s primary commercial crossing, which processes up to 18,000 trucks daily, generating demand for nearby logistics and industrial properties.

Laredo is the leading inland port on the U.S.-Mexico border, handling some 40 percent of the trade between the countries. In 2025, it processed $355 billion in exports and imports, ranking third among all U.S. ports by trade value, behind New York and Los Angeles.

Laredo’s growing industrial scene

More than 55 million square feet of dedicated logistics space surrounds the port across north of 60 industrial parks, according to Laredo Economic Development Corp. Some of the latest industrial deals to close in the border market include MDH Partner’s purchase of a 129,301-square-foot facility last month, as well as Realterm’s acquisition of a 40-acre IOS site in June.

Big-box product is also in demand on the development side, with DSV debuting a 905,000-square-foot warehouse in June. The Danish logistics company kicked off work in July 2025, just three months after setting the project into motion through city filings.
