Global law firm Greenberg Traurig has signed an 80,000-square-foot lease at Hines’ South Station Tower, a newly completed, 680,000-square-foot mixed-use property in Boston. The tenant is scheduled to relocate 180 of its employees to the new office space in late 2027.

South Station Tower came online in the fall of 2025 at 750 Atlantic Ave., with the aid of an $870 million construction loan originated by Children’s Investment Fund, Yardi Matrix shows. Hines inked its first tenant at the property before delivery, in December 2024. Global law firm Jones Day committed to a 15-year, 41,000-square-foot lease.

Earlier this year, JP Morgan Chase signed a 250,000-square-foot lease at Hines’ high-rise, marking one of the largest office lease transactions in the city since the COVID-19 pandemic. The tenant roster also includes FM and Citadel.

In June, Boston’s average office listing rate rose 2.7 percent year-over-year to $47.85 per square foot, on par with Los Angeles ($48.38 psf) and Austin’s ($46.93 psf) metrics, but below Manhattan ($72.02 psf) and Miami’s ($61.04 psf), according to the latest Yardi Matrix report. The metro’s vacancy rate during the same month registered a 110 basis-point uptick on a trailing 12-month basis to 17.6 percent, just under the 17.7 U.S. average percent.

A trophy tower above South Station

At 51 stories high, South Station Tower rises 690 feet and features 26,000-square-foot floorplates. As one of Boston’s largest office developments, the mixed-use project comprised the redevelopment and extension of the South Station Transportation Center as well as the construction of the tower above the South Station building, which opened in 1899.

While the lower floors at the LEED Gold-certified high-rise serve as commercial space, the upper 16 floors include Ritz-Carlton-branded and managed luxury condominium residences. Shared amenities feature in-tower restaurants, a rooftop park and subterranean parking with approximately 500 spaces.
