Top 5 Office Deliveries in Boston

These are the market’s five largest completions, according to Yardi Matrix information.

In 2025, Boston office deliveries totaled up to 3 million square feet, according to Yardi Matrix information. This accounted for 1 percent of the metro’s total inventory, double the 0.5 percent national index, but still well below the figures registered a year prior.

Besides ranking among the top cities for office deliveries, Boston also retained its leading position as the market with the largest under-construction pipeline in U.S. As of January, the metro had more than 4.1 million square feet underway—about 1.6 percent of its inventory—and vacancy continued to decline year-over-year, pointing to improving office fundamentals. As one of the nation’s biggest life science hotspots, much of the ongoing office development in the metro includes lab space.

Investors and tenants have increasingly favored higher-end, Class A space in Boston, consistent with recent office real estate trends. Ten office properties came online in 2025, with the five largest projects accounting for roughly 2.2 million square feet.

1. South Station Tower

The largest Boston office delivery of last year was South Station Tower, a 51-story mixed-use skyscraper within the city’s downtown. Hines completed the high-rise using funds from an $870 million construction loan originated by Children’s Investment Fund. Pelli Clarke & Partners Architects was behind the tower’s design.

The upper 16 floors feature residential condominiums under the Ritz-Carlton umbrella, while the office space totals 686,000 square feet. Floorplates average 28,500 square feet and amenities include an event space, a fitness center, EV charging stations and a dining terrace.

Recently, JPMorgan Chase announced plans to relocate to the newly constructed building starting in early 2028. The company will occupy more than eight stories and plans to add hundreds of new jobs.

2. 10 World Trade

The second largest office building to come online in 2025 is 10 World Trade totaling 555,250 square feet. The 17-story property was delivered in April and is within Boston’s Seaport District.

Boston Global Investors completed the life science building using funds from a $382.5 million loan from AIG, originated back in March 2022. Partners on the project included Sasaki, Thornton Tomasetti, Gensler and Suffolk.

The property has a landscaped outdoor park and four stories of amenity space, which include a fitness center, dining area, auditorium, business lounge and fitness center. The building also has eight lab floors averaging 38,209 square feet, while office floors span about 42,500 square feet each.

3. Boynton Gateway

In February 2025, Cannon Hill Capital Partners and CV Properties delivered Boynton Gateway, a 336,000-square-foot office building in Somerville, Mass. The LEED Platinum-certified nine-story property is at 495 Columbia St., less than 4 miles from downtown Boston.

The developer took out a $222.4 million construction loan from AIG and originated by Brookfield Asset Management for this project, Yardi Matrix shows.

Floorplates at the purpose-built life-science facility average 38,000 square feet. Shared amenities include public parks, a fitness center and a 14,500-square-foot tenant lounge, along with a conference center and meeting rooms.

Designed by SGA, the mid-rise is part of Union Square, which has residential, office/lab and hotel components. Upon full build-out, the master plan is set to consist of about 4 million square feet of lab and office space.

4. 109 Brookline Ave.

In the second half of last year, IQHQ completed 109 Brookline Ave., a five-story building within Boston’s Fenway neighborhood. The developer used funds from a $323.4 million permanent note from U.S. Bank to complete this property.

The low-rise measures 308,000 square feet. Partners on the project included LeMessurier Consultants as engineer of record, architecture firm Gensler and general contractor Suffolk.

The building is connected to the existing property at 20 Overland St. The facility has laboratory, office and R&D space, along with ground-floor retail and below-grade parking.

5. Allston LabWorks – 250 Western Ave.

Rounding out the top five Boston office deliveries is 250 Western Ave., a 279,365-square-foot building that is part of Allston LabWorks. King Street Properties completed it at the beginning of last year after taking out a $263.8 million construction loan from AIG in 2022.

The six-story building is part of a three-facility campus, which also includes 35 residential units and a 263,000-square-foot lab and office mid-rise. Floorplates at the facility range between 24,000 and 65,000 square feet, while amenities comprise a conference room, seating areas, a fitness center and a café.
