Shorenstein Buys TikTok-Anchored Office Asset
The property marks the company's fourth investment in Nashville, Tenn.

Shorenstein Investment Advisers has purchased the Moore Building, a 245,826-square-foot office property in Nashville, Tenn. Portman Holdings sold the TikTok-anchored property.
This acquisition marks Shorenstein’s fourth Nashville office investment, drawing on the metro emerging as a top choice for corporate relocations.
The most recent purchase involved a 330,090-square-foot building at 1222 Demonbreun St., in the Gulch Union district. That asset changed hands for $217.8 million.

The Moore Building is at 827 19th Ave. S., within the Music Row district. The office tower rises 16 stories close to Vanderbilt University and downtown Nashville. The city’s international airport is 7 miles away.
Portman Holdings delivered the property in 2023, in partnership with Creed Investment Co. Gresham Smith designed it, drawing inspiration from the legacy of Elvis Presley’s former guitarist, Scotty Moore.
The Class A+ mid-rise includes 27,500-square-foot floorplates and four passenger elevators. Amenities feature a fitness center, conference rooms, an indoor and outdoor lounge, an event space, 8,500 square feet of ground-floor retail space and 693 parking spots across five levels.
TikTok occupies more than 143,000 square feet across the building’s top five floors, using the space for one of its regional headquarters. Other tenants include law firms Barnes & Thornburg and White Heart Legal, among others.
Premium pricing highlights investor confidence in Nashville
Year-to-date as of May, office investment in the Music City totaled $317 million, according to a recent Yardi Matrix report. Despite the lower dollar volume, assets in the metro sold at $440 per square foot—more than double the national average of $213 per square foot. Nashville’s pricing emerged as the highest-value one among peers and placed it fourth in the country.
The second-highest office transaction in the city’s history so far closed in May, when Highwoods Properties sold Bridgestone Tower, a 522,000-square-foot building, for $255 million or $488.5 per square foot. The deal marked Drawbridge Realty’s entrance into Nashville.
