Equus Capital Partners Expands in Atlanta With 570 KSF Buy

The property came online in 2024.

An affiliate of Equus Capital Partners has acquired Allatoona Business Center, a three-building industrial park in Cartersville, Ga., totaling 569,132 square feet. The acquisition was completed through a programmatic joint venture. A purchase price was not disclosed.

Taylor & Mathis developed the Class A property, which came online in 2024. The portfolio is part of a larger five-building, 139-acre master-planned industrial park that totals more than 900,000 square feet. Construction began on the project in May 2022.

Allatoona Business Center includes rear-loading facilities with 32-foot clear heights, 185-foot truck courts, 60-foot concrete aprons and 45-mil TPO roofing systems. The buildings were designed to accommodate logistics, distribution, light manufacturing and transportation users. Suite configurations vary from 23,000 square feet to 191,000 square feet.

Taylor & Mathis announced multiple leases at the property in 2025, including Genuine Parts and third-party logistics provider Pflug Packaging and Fulfillment, helping bring occupancy to 71 percent during the project’s lease-up. At the time of the sale, the park was 88.5 percent leased. The current roster includes seven tenants across logistics, distribution and light manufacturing uses.

The business park is located at 180 Joe Frank Harris Parkway SE, with Interstate 75 and U.S. Highway 41 in close proximity. Cartersville is about 38 miles northwest of Atlanta, and Hartsfield-Jackson International Airport is approximately 47 miles away.

Equus grows logistics footprint

Equus’ acquisition of Allatoona Business Center comes as the company is continuing to invest capital in the industrial sector across the nation. In May, the company purchased Ashton Logistics Park, a two-property industrial portfolio totaling 523,407 square feet in Colonial Heights, Va. Lingerfelt sold the asset for $78.2 million.

Most recently, the company sold its Port of Virginia Shallow-Bay Portfolio near Hampton Roads, Va. The portfolio spans 655,852 square feet across four facilities located in Suffolk and Chesapeake, Va. NorthPoint Development purchased the assets.

Overall, the Atlanta industrial market continues to attract investors. Through May 2026, sales volume reached $1.3 billion, according to a Yardi Matrix report, with 88 properties and 13.2 million square feet being sold. Vacancy also remains below the national average at 8 percent with average in-place rents reaching $6.88 per square-foot.
