PCCP JV Sets Houston Record With 2.7 MSF Industrial Buy
This represents the largest-ever campus sale across the market by square footage and acreage.

PCCP and Adkisson Group have acquired Northwood Industrial Park, a 230-acre, 2.7 million-square-foot industrial park comprising 64 buildings in Houston. The deal marks the largest known industrial park sale in the entire market by square footage and acreage, according to Stream Realty.
The Texas Development Co. sold the assemblage in a deal arranged by Stream Realty Partners. Partners Real Estate represented the buyers.
Each of the park’s buildings features at least one bridge crane and eave heights ranging between 31 and 41 feet. Northwood Industrial Park was 98 percent leased to a mix of local, national and international credit tenants.

Located at 11919 FM 529, the rail-served property is more than 2 miles from the interchange between Sam Houston Tollway and U.S. Route 290 in the metro’s northwest submarket.
The transaction was two years in the making, according to prepared remarks by Stream Vice Chairman Jon Farris, who represented the seller. Partners Real Estate Travis Land worked on behalf of the buyers.
Houston investment clusters in the northwest
Houston industrial investors traded 11.1 million square feet of product during 2026’s third quarter, according to a report by Partners. The volume softened just 1.4 percent compared to the trailing four-quarter average. Most active submarkets included the northwest (39 percent of activity) and the north (29 percent).
A significant portion of the northwest investment clustered around the U.S. 290 and Sam Houston Tollway corridors, while the north deals favored the Interstate 45 corridor. I-45 drew the third quarter’s largest deal when Equus divested Park 845 Crossing, a 757,000-square-foot park. INDUS Realty Trust acquired the property, marking the firm’s first foray into the market.
