Industrial Investment Maintained Momentum in 2026
The first quarter of the year delivered a stronger sales volume than in 2025, while second-quarter activity points to further pricing gains.
Year-to-date as of May, investors closed 1,859 transactions involving 230.4 million square feet of industrial space, amounting to $31.5 billion, according to the latest Yardi Matrix data. The average sale price reached $139.27 per square foot—a 4.7 percent increase compared to the $139.27 per square foot recorded in the same period last year.

So far during the second quarter of the year, investors closed 542 industrial sales. These involved 73.6 million square feet and totaled $10.6 billion. While the deal volume is 49 percent lower than the previous quarter’s total dollar volume, additional transactions could narrow the gap before quarter-end.
The industrial average sale price reached $143.38 per square foot through 2026’s second quarter. It marks a 16.6 percent jump from the $123.05 per square foot value recorded at the end of last year’s second quarter.
First-quarter investment activity outpaces prior year
In the first quarter of 2026, investors closed 1,317 industrial deals totaling $20.9 billion. That represented a 17.4 percent year-over-year increase from the $17.8 billion generated across 1,243 transactions during the first quarter of 2025.
A total of 156.8 million square feet changed hands in the first quarter of 2026, up 6.3 percent from the 146.8 million square feet traded during the same period a year earlier. The average sale price reached $137.54 per square foot, a 14.6 percent year-over-year increase from $120.02 per square foot in the first quarter of 2025.
