Urban Logistics Completes Dallas-Fort Worth Campus

Urban Logistics Realty has completed Urban District 183, a three-building industrial campus totaling 366,711 square feet in Euless, Texas. Buildings A, B and C of the new Class A business park are fully leased to Omni Logistics, a global logistics firm.

Urban District 183 marked the second industrial development in the Dallas-Fort Worth metro for Urban Logistics Realty, preceded by the 980,000-square-foot Urban District 30 in Mesquite, Texas, which was completed in 2021.

As of July, the Dallas-Fort Worth metro continued to lead the nation with 61.4 million square feet of industrial space under construction, CommercialEdge data shows. The top three list also includes metro Phoenix (with 45.2 million square underway) and the Inland Empire (with 35.6 million square feet under construction).

The Metroplex figure equates to 7.3 percent of the total inventory, well above the 4.0 percent national average. Additionally, 11.2 percent of the overall stock was in the planning and permitting phases. In January, Urban Logistics Realty announced plans for Urban District 35 in Denton, Texas. The 440,663-square-foot, four-building campus is expected to be delivered by year’s end.

In early August, The City of Mesquite approved plans for an industrial development totaling 3.2 million square feet. Co-developers, 42 Real Estate and SLJ Co., expect to break ground on the business park in 2024. Meanwhile, Hillwood is building two speculative buildings totaling nearly 1.7 million square feet within AllianceTexas. Alliance Westport 25 and Alliance Center North 4 are anticipated to come online in 2023.

Building A at 1200 S. Pipeline Road has a cross-dock configuration with 34 dock doors and a 28-foot clear height. Building B, a warehouse at 1050 S. Industrial Blvd., features 35 dock doors and a 32-foot clear height. Building C, serving as an e-commerce and retail fulfillment center at 1000 S. Industrial Road, has a 28-foot clear height and 14 dock doors.

Urban District 183 is less than 2 miles from State Highways 183, within 8 miles of the Dallas-Fort Worth International Airport and 18 miles west of Dallas Love Field Airport. Downtown Dallas is 21 miles away, while downtown Fort Worth is 17 miles southwest.

Omni Logistics’ newly completed, 52,000-square-foot headquarters at 3200 Olympus Blvd. in Coppell, Texas, is 16 miles away. The company has 4,500 employees across more than 100 locations, providing traditional freight services as well as personalized supply chain solutions to nearly 7,000 customers.
