Atlanta’s healthy fundamentals drive leasing activity
Atlanta’s industrial fundamentals remained strong during the first half of 2026, according to a recent Yardi Matrix industrial report. In-place rents averaged $6.95 per square foot in June, up 8.1 percent year-over-year. The value marked the second-highest rent growth among the major industrial markets, trailing the Inland Empire (8.4 percent).
Meanwhile, the vacancy rate stood at 8.4 percent, well below the 9.1 percent national average. Construction activity accelerated after a two-year slowdown, reaching 18.5 million square feet in June. The amount represents 3.1 percent of Atlanta’s existing stock.
The metro’s largest industrial lease of the second quarter was signed at Southern Gateway at Lambert Farms, a 260-acre, master-planned campus developed by PNK Group in McDonough, Ga. Amazon committed to the entire Building A, a 1.2 million-square-foot facility completed in 2024 at 1325 Highway 42 S.
