Trammell Crow, CBRE IM Launch Atlanta-Area Business Park

Trammell Crow Co. and joint venture partner CBRE Investment Management are constructing a 2.3 million-square-foot corporate park in the Atlanta metropolitan area.

The Jackson 85 North Business Park, which will be situated on 287 acres in Jackson County, Ga., some 60 miles northeast of Atlanta and in close proximity to I-85, is expected to be fully built by 2025.

Construction is underway on the first phase of the project, which will include 1.5 million square feet of Class A logistics space. Building 1 and Building 2, offering approximately 540,000 square feet and 1 million square feet, respectively, are expected to be completed by the first quarter of 2024. Construction on the second phase, a roughly 700,000-square-foot third building, will begin in mid-2024 and wrap up the following year.

The TCC and CBRE IM partnership recently acquired a 74-acre property in Sayreville, N.J., expected to be the site of the future Arsenal Trade Center, from Ashland LLC affiliate Hercules LLC. The companies also recently commenced construction on the 500,000-square-foot, five-building Cochrane Technology Center business park in Morgan Hill, Calif., and completed the construction of Elliot Gateway, a four-building, 516,000-square-foot Class A logistics park situated on 40.5 acres in Mesa, Ariz.

Meanwhile, the pair sold the five-building, 410,100-square-foot Butterfield 5 Technology Park in Morgan Hill, Calif., to Invesco Real Estate last year.
