Talent Agency Takes 100 KSF at Empire State Building

The move will consolidate several offices across the borough.

United Talent Agency has inked a lease at the Empire State Building in Manhattan for 100,948 square feet on the famed skyscraper’s 32nd through 35th floors, the New York Post reported.

The lease will facilitate a new Manhattan headquarters location for the Los Angeles-based talent agency, consolidating employees from a number of other existing locations in the borough.

The Empire State Building was 96.1 percent leased before the new lease, according to landlord Empire State Realty Trust’s first-quarter 2026 report. Other marquee tenants at the historic structure include LinkedIn, Shutterstock, Booking Holdings and JCDecaux.

ESRT has spent more than $1 billion on upgrades for the landmark property in recent years, including major energy and environmental improvements. In December, the Empire State Building achieved LEED Platinum certification under the Existing Buildings: Operations + Maintenance Version 5 program, the highest level of recognition under the U.S. Green Building Council’s latest standard, making the Empire State the first building in New York to achieve it

ESRT was represented in-house by Vice Presidents Jordan Berger and Shanae Ursini along with Senior Leasing Associate Kerry Lavelle. Additionally, a Newmark team of Vice Chairman Scott Klau, Executive Managing Directors Erik Harris and Brent Ozarowski, Managing Directors Neil Rubin and Zachary Weil, and Associate Director Cole Gendels also represented ESRT.

UTA was represented by a JLL team of Vice Chairmen Mitchell Konsker and Benjamin Bass, along with Executive Vice President Harrison Potter, according to the New York Post.

Strong leasing in Manhattan

Manhattan continues to see strong leasing and a decreasing vacancy rate among the office sector, according to a June Yardi Matrix report.

Other recent sizable leases in the city include asset management firm Commonfund’s relocation from Park Avenue to The Durst Organization’s 825 Third Ave., in Manhattan’s Midtown East. The tenant’s 11,816-square-foot lease represents the entire 22nd floor at the 521,707-square-foot property.

And earlier in July, Anchorage Capital Advisors signed a 20,560-square-foot lease across two floors at 125 W. 57th St. in Manhattan. Cain and Alchemy-ABR Investment Partners are the landlords.
