Steele to Build 139 KSF Seattle Facility

The project is set to come online next year.

Steele Development will build The Hub at Willows, a 138,724-square-foot, close-in industrial manufacturing and flex warehouse in Redmond, Wash. The project is set to come online in the third quarter of 2027.

Development partners include Ware Malcomb and Kimley-Horn as project designers. Kidder Mathews’ Executive Vice President Zach Vall-Spinosa and Vice President Colton Teglovic will oversee leasing efforts.

The Hub at Willows will take shape at 9900 Willows Road NE on some 9 acres, close to State Route 520 and Interstate 405. The property will have easy access to the Eastside and will be within 2 miles of downtown Redmond and 17 miles of downtown Seattle. Tech giants Meta and Nvidia have offices a few blocks away, on the same street.

The warehouse will feature 30-foot clear heights, 56- by 60-foot column spacing, 18 dock-high loading doors, two grade-level doors, an office or mezzanine build-out component, as well as an optional second-story office and truck court. Plans call for two parking stalls per 1,000 square feet, totaling some 300 spaces.

As the pipeline tightens after years of rampant development, measure is one of the key principles leading 2026’s industrial market trends. This might prove to be a timely moment for flexible warehouse solutions, especially as small businesses look for scalable space, shorter terms and added logistics support.
