Cabot Properties Buys Houston Industrial Property

Brightshore Capital completed the two-building development last year.

Cabot Properties has expanded its Houston holdings with the acquisition of Port 225 Commerce Center, a two-building, 484,056-square-foot Class A industrial development, in an off-market deal from Brightshore Capital.

The price was not disclosed but Brightshore Capital, formerly GTIS Partners, said the sale followed an unsolicited offer from Cabot.

Located on a 26.5-acre site at 307 and 315 Beltway Green Blvd. in Houston’s Southeast industrial submarket, Port 225 consists of a 128,992-square-foot rear-load warehouse and a 355,064-square-foot cross-dock facility. Brightshore acquired the property in 2023 and completed construction in 2025 through its in-house development team.

Gaurav Sahay, managing director at Brightshore Capital, said in a prepared statement the complementary rear-load and cross-dock configurations were designed to serve a broad range of warehouse, distribution and logistics users.

Tayler Lee, senior director, investments at Cabot Properties, cited the complementary building configurations as one of the reasons why the Boston-based global investor, developer and operator of logistics real estate was attracted to Port 225. Lee also noted that transportation access and the existing tenant base helped draw Cabot to the property, adding that the acquisition reflects the firm’s continued interest in the Houston market.

Located at 307 Beltway Green Blvd., Building A is fully leased by three tenants. The building has 102 parking spaces, a 32-foot clear height, 42 dock-high doors and two grade-level doors. Building B at 315 Beltway Green Blvd. has one tenant leasing roughly 45 percent of the space. It has 280 parking spaces, a 36-foot clear height, 60 dock-high doors and four grade-level doors.

Port 225 has direct access to Beltway 8 and State Highway 225 along with proximity to the Port of Houston and the Houston Ship Channel. The connections provide access to international trade routes and distribution networks serving the Houston metro and broader Gulf Coast.

Brightshore’s industrial activity

Proximity to the port and access to major transportation infrastructure were among the reasons why Brightshore chose the property in the Houston Southeast industrial submarket for its investment several years ago.

The sale follows Brightshore’s early 2025 disposition of Champions Circle Business Park in the Dallas-Fort Worth area. Still operating as GTIS Partners at the time, the firm and joint venture partner Hopewell Development sold the 21-acre, 361,040-square-foot industrial campus in Fort Worth, Texas, to Stonelake Capital Partners. The joint venture began development at the industrial park in 2021 and completed Champions Circle a year later. Located within the 27,000-acre Alliance Texas master-planned development, the park consisted of three buildings—two 82,240-square-foot facilities and a 196,560-square-foot asset.

Brightshore’s U.S. industrial development and acquisition platform spans approximately 12 million square feet across the Southeast and Texas. The firm is currently developing 4Ward Logistics Center, on a 116-acre site in Tampa, Fla., in a Qualified Opportunity Zone, through its GTIS Opportunity Zone Fund II. Slated for delivery next year, the 382,500-square-foot logistics center will consist of two rear-load distribution buildings.

More Cabot moves in Houston market

Nearly a year ago, Cabot Properties secured a $166.8 million loan from Guardian Life to refinance a 10-asset industrial portfolio spanning more than 2 million square feet that included a property in the Houston market. Located at 4014 Interwood N. Parkway, the Houston consisted of a roughly 60,000-square-foot building with 32-foot clear height and 15 dock-high doors. Other assets were located in the Chicago, Miami, Dallas-Fort Worth, New Jersey and Inland Empire industrial markets.

The property was part of an eight-property, 2.4 million-square-foot industrial portfolio in the Houston and Dallas-Fort Worth markets Cabot sold to Sterling Investors in August. While the sale price was not disclosed, the buyer did secure a $179 million acquisition loan from Equitable Financial Life Insurance Co., according to public records.

Other Houston-area properties in the disposition included the Axis Northwest Distribution Center, a 201,240-square-foot warehouse at 10640 Windfern Road and Langfield Distribution Center, a 134,800-square-foot building at 6415 Langfield Road.
