Sterling Investors Buys 2.4 MSF Texas Industrial Portfolio

Equitable issued a $179 million acquisition loan.

Sterling Investors has purchased a roughly 2.4 million-square-foot industrial portfolio comprising eight warehouses across Dallas-Fort Worth and Houston, according to Yardi Matrix. Equitable Financial Life Insurance Co. issued a $179 million acquisition loan, public records show.

Cabot Properties sold the collection with separate representation from the capital markets teams of CBRE, Cushman & Wakefield and Eastdil Secured.

The portfolio includes the following properties:

  • Core5 Logistics Center at Wintergreen, a 754,822-square-foot facility at 1200 W. Wintergreen Road in Hutchins, Texas, delivered in 2018
  • Northlake Business Center, a 2004-completed warehouse spanning 540,000 square feet at 13401 Ashmore Lane in Northlake, Texas
  • International Logistics Center’s Building D, a 425,000-square-foot property that came online four years ago in Euless, Texas, at 3901 S. 20th Ave.
  • Bardin Crossing @ I-20, a two-facility campus that debuted in 2022 totaling 244,662 square feet at 2400 and 4400 E. Bardin Road in Arlington, Texas
  • Axis Northwest Distribution Center, a 201,240-square-foot, 2023-delivered warehouse in Houston at 10640 Windfern Road
  • Langfield Distribution Center, a 134,800-square-foot building that came online in 2021 at 6415 Langfield Road in Houston
  • Interwood Business Park’s Building 1, a 2020-completed facility spanning 60,000 square feet at 4014 Interwood N. Parkway in Houston

Dallas leads in footprint, Houston in vintage

More than 83 percent of the collection’s square footage is across the Metroplex. However, Houston’s vintage is newer, with an average completion year of 2022, compared with 2015 for the Dallas assets.

The Metroplex properties feature a mix of cross-dock and rear-load warehouses with clear heights between 30 and 36 feet and 130-to-200-foot truck courts. Houston’s facilities consist of front- and rear-load buildings that have clear heights ranging from 32 to 36 feet and truck courts between 130 and 315 feet.

Since its founding in 1986, Cabot Properties has invested more than $19 billion across logistics real estate, operating north of 1,750 warehouses encompassing roughly 240 million square feet. In the Metroplex, the company has invested $2 billion across 199 properties totaling 32.2 million square feet.

Cabot Properties and Sterling Investors did not immediately return Commercial Property Executive’s request for comment.

The rise of bulk logistics

Sterling’s acquisition includes several larger bulk logistics properties, reflecting the growing demand for such assets. Fundamentals across the subsector are improving, with vacancy falling substantially as industrial completions dwindle, according to Affinius Capital Managing Director & Head of Research Mark Fitzgerald.

Larger warehouses between 500,000 and 1 million square feet were stabilizing as vacancies dropped to 8.9 percent in 2025, down 130 basis points compared to their cyclical peak. Meanwhile, medium-sized facilities between 100,000 and 500,000 square feet were yet to overcome their cyclical peaks in 2025.
