BH Properties Acquires Suburban Dallas Asset

The firm now owns nearly 700,000 square feet in this major submarket.

BH Properties has acquired Tollway North Office Park, a 297,591-square-foot, seven-building office campus in Plano, Texas, for an undisclosed price. 

BH bought the property from KBS, a major national owner of commercial real estate assets that acquired the property in 2005 for about $32.5 million, according to Yardi Matrix.

About 70 percent leased, Tollway North consists of seven single-story office buildings, which will provide value-add opportunities, according to the buyer.

The area is home to a number of Fortune 500 and other global companies. AT&T’s planned global headquarters is opening in 2028 on the site of the former Electronic Data Systems campus in Plano. The communications giant is moving from downtown Dallas.

Built between 1998 and 2000, the Tollway North campus features flexible building configurations that support office and flex space users. Stream Realty Senior Vice Presidents Chase Lopez and James Mantzuranis, along with Senior Assoicate Sam Bass, will represent BH in leasing the property.

Scott Henry, Newmark’s managing director of Texas acquisitions, represented BH in the deal. Newmark’s Dallas team of Vice Chairmen Gary Carr, Chris Murphy and Robert Hill, plus Austin Sheahan, represented KBS.

Tollway North occupies more than 27 acres at 6501-6513 Windcrest Drive and 5200-5208 Tennyson Parkway in Plano, adjacent to another business park, R&D at Legacy, which BH acquired in early 2025. The latest deal brings the company’s ownership in the area to more than 675,000 square feet in 14 buildings.

With this acquisition, BH now owns 36 properties totaling more than 5.3 million square feet throughout Texas. Nationwide, the company owns more than 12 million square feet in 16 states. In January, BH Properties purchased Mission City Corporate Center, a 285,876-square-foot office campus in San Diego, following the 2025 acquisition of roughly 1 million square feet of primarily office space across seven properties.

Investors keen on DFW office market

The Dallas-Fort Worth office sector is among the nation’s leading markets, according to a July Yardi Matrix report. Investment volume in the market totaled nearly $1.4 billion year-to-date as of May, according to Yardi Matrix data, putting the Metroplex in the fourth position in the U.S. by dollar volume behind only Manhattan, San Francisco and the larger Bay Area.

In July, Lone Star Funds acquired Premier Place, a 20-story, 457,901-square-foot office tower in Dallas. Premier Place recently underwent a $15 million renovation and features a renovated lobby, lounge and bar and courtyard, in addition to a 62,000-square-foot Life Time Fitness gym.

The same month, Massachusetts-based Hobbs Brook Real Estate entered Texas with the acquisition of The Star at 17 Cowboys Way in the Dallas suburb of Frisco. The property, an office building in the Dallas Cowboys corporate headquarters complex, is a 313,417-square-foot asset.
