Saint-Gobain Inks $100M HQ Lease Renewal

Saint-Gobain, the world’s largest building materials company, has extended its long-term lease for 321,000 square feet at its North American headquarters in Malvern, Pa., for nearly two more decades. The transaction, valued at more than $100 million, was arranged by Newmark.

Newmark Executive Managing Director Craig Scheuerle represented Saint-Gobain. The property owners, Arzan Wealth of Dubai and 90 North Real Estate Partners LLC of Chicago, were represented in-house. The partners acquired the LEED Platinum-certified corporate campus in February 2016 for $123 million from J. Loew & Associates Inc. and E. Kahn Development Corp., according to Yardi Matrix data.

Saint-Gobain, the property’s sole occupant, will remain at the site through at least 2042 under the lease renewal and extension. A multinational corporation and Fortune Global 300 company with locations in more than 70 countries, Saint-Gobain occupies Buildings 1, 2 and 3 at 18 and 20 Moores Road on the 65-acre campus. The property also serves as the headquarters for its CertainTeed Corp. subsidiary and is home to more than 800 employees.

The company signed its initial 15-year lease, which ran from October 2015 to October 2030, in April 2014. Saint-Gobain opened its new state-of-the-art headquarters on Oct. 15, 2015, the 350th anniversary of the founding of the company by King Louis XIV of France to manufacture glass for the Hall of Mirrors at the Palace of Versailles in Paris.

Saint-Gobain chose the Malvern site after outgrowing its former headquarters at Valley Forge, Pa., also in Chester County. The company wanted to retain its talent base from the Greater Philadelphia region as it brought together its research and operations teams to share a site for the first time. The property also includes the CertainTeed Malvern Innovation Center.

Redesign focused on sustainability

Completed in 1970, the buildings were redesigned and renovated by the former owners in collaboration with AEGON USA Realty Advisors LLC in 2015. The campus previously served as the AEGON Insurance Cos. corporate headquarters. The property is subject to a 29-year unsubordinated net ground lease held by AEGON USA Realty Advisors, expiring on Jan. 1, 2044, according to Yardi Matrix data.

The redevelopment used about 40 products manufactured by Saint-Gobain on the interior and exterior of the buildings. The products were chosen to achieve energy efficiency, sustainability, indoor environmental quality, acoustic and aesthetic goals, which is consistent with evolving office building trends focused on sustainability and workplace modernization. The property has served as a model for environmentally responsible workplace design since the Saint-Gobain headquarters’ opening.

The property features open-concept office space; at least 24,000 square feet of laboratory space; collaborative spaces; a cafeteria along with other food and beverage offerings; a fitness center; and 1.3 miles of walking trails. It has approximately 1,100 parking spaces.

Newmark supports firm’s North American operations

Saint-Gobain awarded Newmark a long-term contract in April 2023 to support operations on behalf of its North American affiliates. Executive Managing Director Gus Poulopoulos of Newmark’s Occupier Solutions, in collaboration with Scheuerle, provides real estate support for Saint-Gobain across all 178 of its leased facilities and 143 owned facilities in North America. Newmark provides services including strategic counseling, transaction management, brokerage, project management, lease administration and valuation & advisory.

Scheuerle said in a prepared statement the lease extension at the Malvern headquarters reaffirms the site’s long-term strategic importance to Saint-Gobain’s North American operations.
