Robust Asset Flies Off to Chadwell Supply

TAMPA, Fla.—A 132,000-square-foot Class A corporate headquarters and construction facility was sold recently in the Palm River-Clair Mel submarket of Tampa. Chadwell Supply acquired the 21.55-acre property, located at 5115 Joanne Kearney Blvd. The buyer will expand from a neighboring space in the Madison Industrial Park.

Constructed in 2007 and located 1.1 miles from US Highway 41 and 3.6 miles from Interstate 75, the main two-story office building contains approximately 52,575 square feet of move-in ready, Class A office space. An adjacent 65,092-square-foot, grade level warehouse has 26-foot minimum clear height and drive-through loading.

The development, entirely fenced and paved, includes an additional 15,320 square-foot warehouse building, a 580-square-foot guard house, as well as a helicopter hangar and landing pad. The property was built to a category 5 hurricane rating.

Neighboring tenants in the Madison Industrial Park include Coca Cola, HD Supply, Florida Automotive Distributors, Dealer Tire, and American Tire Distributors. A Premier Beverage distribution center of 600,000 square feet is located across the street.

CBRE Industrial Services arranged the sale with First Vice President Rick Narkiewicz representing the seller in the transaction. 5115 Joanne Kearney was the last available warehouse space over 40,000 square feet on the market.
