Rezoning Approved for Mega Site Lambert Farms Logistics Park

Henry County approved the 318-acre rezoning of Lambert Farms Logistics Park, paving the way for phase two of development.

Lambert Farms Logistics Park is now the largest developer-controlled site in the metro Atlanta area after Henry County approved the rezoning of 318 acres to M-2 Heavy Industrial to begin the second phase of the project. The development will now have 500 total acres of industrially zoned land with the potential for 8 million square feet of industrial buildings, according to JLL’s Atlanta office.

JLL is in charge of leasing and all marketing duties with a team led by Executive Vice President Wit Truitt, Senior Vice President Chris Tomasulo, Vice President Rodney Davidson and Associate Reed Davis. The park is being developed by Panattoni Development Company’s joint venture with Metlife.

The Class A industrial park is located approximately 25 miles south of downtown Atlanta, well-positioned to receive goods from the Port of Savannah. The first phase consisted of a 750,000-square-foot ‘spec’ (in anticipation for future tenants) distribution center and 2.2 million square feet of expansion on 183 acres. The expanded property will be able to accommodate users in similar 2.2-million-square-foot buildings, and multiple additional sites offering up to 1.5 million square feet. The Class A institutional-quality buildings will feature tilt-up concrete structures, built to meet LEED energy-saving standards.

Lambert Farms is in a Less Developed Census Tract (LDCT). LDCTs provide a boost to the affected area through the Georgia Job Tax Credit program, which gives tax credits to qualifying businesses that create jobs, resulting in potentially significant savings for businesses that choose to relocate there.
