Sterling Organization signed lease agreements with PetSmart and Saito’s Japanese Steakhouse at its Pompano Citi Centre property in Pompano Beach. PetSmart is the largest specialty pet retailer in the country, while Saito’s Japanese Steakhouse is a local restaurant chain. The retailers signed up for 15,000 square feet and 8,000 square feet, respectively.

Built in 1970 as Pompano Fashion Square on close to 60 acres at the intersection of Federal Highway and Copans Road, the 972,000-square-foot development was redesigned as an open-air center in 2006 by the previous owner. Today, 403,000 square feet of Pompano Citi Centre are owned by Sterling Organization’s fund, Sterling Value Add Partners. This space is home to J.C. Penney, Ross Dress for Less, and Big Lots stores. The shopping center is also anchored by Lowe’s Home Improvement, Macy’s and Sears, which own their respective parcels. Other national and regional businesses at the center include a newly opened Wendy’s, as well as Chuck E. Cheese’s, Chili’s, Bath & Body Works, Cold Stone Creamery, GameStop, Rack Room Shoes, Hallmark Reflections, Pier 1 Imports, Chase Bank, and Foot Locker.

PetSmart is taking the majority of the retail space formerly occupied by Office Depot, and the store is anticipated to open in the summer of 2016 along with an in-store Banfield Pet Hospital. Saito’s Japanese Steakhouse will be building out its new restaurant on the second floor, on the east side of the development. The restaurant is also anticipated to open next year.

Jim Petrarca from The Shopping Center Group brokered the deal for PetSmart and Bruce Corn from NAI/Merin Hunter Codman brokered the deal for Saito’s Japanese Steakhouse.
