Phoenix Investors Acquires 2.7 MSF FUJIFILM Campus

Fujifilm has leased back nearly 50 percent of the South Carolina property.

Phoenix Investors has purchased the FUJIFILM North American Campus in Greenwood, S.C. The seller leased back some 50 percent of the 11-building, 2.7 million-square-foot property, planning to keep more than 300 employees at the location. Leases for 1.4 million square feet of space will be marketed to new tenants.

In prepared remarks, Frank Crivello, founder & chairman of Phoenix Investors, said that the campus represents the company’s first acquisition in South Carolina, with hopefully more to come.

The deal came neck in neck with another big Phoenix Investors buy. The firm recently acquired a 3 million-square-foot property that once was the world’s largest tire manufacturing plant.

The 500-acre Greenwood campus has been home to FUJIFILM Manufacturing U.S.A. since 1988 and it was under development until 2005. The property features clear heights up to 72 feet, 142 dock doors, 17 drive-in doors and more than 2,000 parking spaces.

Binswanger’s James Medbery, Shaun Kirchin and Doug Faris brokered the deal that closed shortly after FUJIFILM invested $188 million into a new cell culture manufacturing facility in North Carolina. Located in Research Triangle Park, the 250,000-square-foot property is anticipated to open in early 2025.
