PCCP, Lincoln Secure $45M for Suburban NY Distribution Center

Rialto Capital Management provided the financing.

A joint venture comprising PCCP and Lincoln Equities Group has secured a $45 million bridge loan to refinance the Lincoln Logistics Center, a recently completed 220,000-square-foot Class A distribution center in Valley Cottage, Rockland County, N.Y., the Commercial Observer first reported.

The funding was provided by Rialto Capital Management and was arranged by a Walker & Dunlop Capital Markets team of Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Ari Hirt and Stanley Cayre.

Schwartz, senior managing director & co-head of New York Capital Markets at Walker & Dunlop, told Commercial Property Executive, “The property is currently 50 percent leased, which generated significant interest from the lending community. We received multiple competitive quotes from banks, life insurance companies and debt funds, reflecting both the strength of the asset and the appeal of its strategic location. The level of demand underscores the market’s confidence in the property’s long-term leasing potential and its ability to serve as a key logistics hub in the region.”

As we reported in March, about half of the building was leased as its new corporate headquarters by National Ramp, a manufacturer of aluminum and other ramps, some of them portable, of the types used at residential and commercial buildings to comply with the Americans with Disabilities Act.

The building features 36-foot clear heights, 34 dock-high doors, two drive-in doors and 123 employee parking spaces. It came online in the first quarter of this year.

The 20-acre site is at 621 Corporate Way, just off Route 303, 3 miles from Interstate 287 and less than 6 miles from the Mario M. Cuomo Bridge.

Buying and selling, and vice versa

Interestingly, the property is directly across the road from two of the three light industrial buildings in a portfolio that Lincoln Equities Group and PCCP sold to Invesco Real Estate for $63 million in February. The portfolio (the third building is just up the road) totals 261,950 square feet and had been owned by the sellers for about four years.
