Opus Completes 208 KSF Iowa Distribution Center

Power Distributors of Columbus will take over 145,000 square feet of space at the new speculative facility.

Ankeny, IowaThe Opus Group announced the completion and leasing of the first building at Corporate Woods Industrial Park in Ankeny, Iowa. The 208,000-square-foot facility will be used by Power Distributors as a velocity distribution center to house and distribute parts and products to customers across the Midwest. The Columbus, Ohio-based company will occupy nearly 70 percent of the new building.

“The completion and leasing of this facility emphasizes the demand for industrial space that Opus is continuing to meet in the Des Moines market (…), Our building at Corporate Woods provided Power Distributors the space and location that they needed, and we collaborated with the company to tailor the facility for its specific operations and to open its doors as quickly as possible,” Jason Conway, director of real estate development at Opus Development Co., said in prepared remarks.

The building’s location provides a desirable site for distribution with its quick access to the national highway system, the immediately adjacent Interstate 35 and just one mile north of Interstate 80. Situated on 52 acres of land, the industrial park can accommodate up to three buildings totaling 600,000 square feet of industrial space. Opus’ ability to meet Power Distributors’ timeline of having the facility open and operational was very important to the leasing of the space.
Building construction began in May 2015 and was completed in February 2016. The facility boasts 32-foot clear heights, ESFR sprinkler systems and up to 50 dock doors and 114 parking spaces.

Developed by Opus, the 50-acre Corporate Woods Industrial Park can accommodate up to three industrial buildings totaling 600,000 square feet. The park will be owned by a joint venture between Opus Development Co. and Founders Properties LLC.
