DenverThe Opus Group recently celebrated the start of construction on the Rangeview Industrial Center, a 122,500-square-foot speculative industrial project in Aurora, Colo.

The development will be located in the Majestic Commercenter business park, and be able to accommodate a single 122,500-square-foot user or multi-tenant occupancy for users between 40,000 and 80,000 square feet. The facility will feature 32-foot clear height, 22 dock positions, two drive-in doors, as well as flexible outdoor space for additional storage and trailer parking.

“There is strong demand for industrial developments in the Denver area, and this project will offer a high-quality facility in a sought-after location,” Peter Coakley, senior vice president & general manager with Opus Development Co., said in a statement. “Rangeview Industrial Center will be able to accommodate smaller industrial users that to-date have not been adequately served in this market, making it a much-needed facility for future tenants.”

Rangeview Industrial Center will occupy 6.4 acres of land in the industrial submarket of Aurora, providing easy access to the I-70 and the Denver International Airport.

Opus Development Co. is the project developer, Opus Design Build LLC is the design-builder, Ware Malcomb is the architect of record and Peak Engineering serves as structural engineer of record. NGKF’s Mike Wafer and Mike Wafer Jr. are marketing the property for lease or sale. The project is scheduled for occupancy by the end of 2016.

Opus has multiple industrial projects currently under development, including a 452,000-square-foot warehouse in North Aurora, Ill., and a 112,000-square-foot warehouse and office building in Bolingbrook, Ill.
