The development will be located in the Majestic Commercenter business park, and be able to accommodate a single 122,500-square-foot user or multi-tenant occupancy for users between 40,000 and 80,000 square feet. The facility will feature 32-foot clear height, 22 dock positions, two drive-in doors, as well as flexible outdoor space for additional storage and trailer parking.
“There is strong demand for industrial developments in the Denver area, and this project will offer a high-quality facility in a sought-after location,” Peter Coakley, senior vice president & general manager with Opus Development Co., said in a statement. “Rangeview Industrial Center will be able to accommodate smaller industrial users that to-date have not been adequately served in this market, making it a much-needed facility for future tenants.”
Rangeview Industrial Center will occupy 6.4 acres of land in the industrial submarket of Aurora, providing easy access to the I-70 and the Denver International Airport.
Opus Development Co. is the project developer, Opus Design Build LLC is the design-builder, Ware Malcomb is the architect of record and Peak Engineering serves as structural engineer of record. Opus has multiple industrial projects currently under development, including a 452,000-square-foot warehouse in North Aurora, Ill., and a 112,000-square-foot warehouse and office building in Bolingbrook, Ill.
