Opus Unveils Plans for New Spec Project in Suburban Chicago

The Minneapolis-based company revealed plans for yet another speculative industrial development in the Chicago area.

ChicagoThe Opus Group keeps adding to its Windy City industrial portfolio. Mere days after breaking ground on a 452,000-square-foot industrial facility in North Aurora, Ill., the company is at it again, this time in Bolingbrook, Ill. The company announced plans for an 112,000-square-foot spec warehouse and office building located on a 9-acre site within the Carlow Corporate Center.

The new facility, dubbed 1325 Remington, will be located just half a mile from the I-55 interchange at Weber Road, within the suburban Chicago industrial corridor. Scheduled for completion in October 2016, the facility will be able to accommodate single- or multi-tenant occupancy and will feature separate entrances for each tenant space. 1325 Remington will also incorporate 28-foot clear height, state-of-the-art lighting systems, ESFR fire suppression system, three drive-in doors, 11 loading docks and up to 242 car parking spaces.

“The I-55 corridor continues to be a highly sought after submarket for industrial tenants, institutional investors, developers and landlords alike,” Matt Kurucz, senior manager of real estate development at Opus Development Co., said in a prepared statement. “We’re confident 1325 Remington will be a strong addition to an already rock-solid submarket by meeting the demand for new Class A, modern warehouse space with flexibility to satisfy a multitude of tenant needs while also providing immediate access to the interstate.”

Construction on the new facility is expected to begin this spring. Opus Development Co. will be the developer, Opus Design Build will be the design-builder, while Opus AE Group will serve as architect and structural engineer of record. Colliers International’s Dominic Derose and Vern Schultz will handle leasing efforts for 1325 Remington.
