Marriott Breaks Ground on Las Vegas Hotel

CAI Investments is developing the 284-key luxury project, which marks the first property in the city to open under the Delta Hotels umbrella.

CAI Investments has broken ground on the future site of a Delta Hotels by Marriott in Las Vegas, the brand’s first location in the city. The 284-key luxury hotel will rise just off the Las Vegas Strip and will include 10,000 square feet of meeting space and 1,600 square feet of retail space.

The 24-story property will be situated at 3883 W. Flamingo Road, just west of the Las Vegas Strip and next door to the Palms Casino Resort. Guest amenities at the Delta Hotel by Marriott will include a rooftop pool, fitness center, covered parking, a lobby dining bar and coffee bar.

The full-service hotel, slated to open in the fourth quarter of 2021, is the final phase of an 8.6-acre mixed-use development by CAI Investments that has been in the works since 2017. The project also includes 27,000 square feet of retail and restaurant space with tenants including Walgreens, Del Taco, Denny’s, Wahoo’s Fish Tacos and Chick-Fil-A.

Back in 2017, Marriott International launched an aggressive strategy to double the footprint of its Delta Hotels brand. The firm first acquired the Delta management and franchise business in 2015 for $134 million, when there were 30 branded hotels located solely in Canada. Now, the brand has 64 open properties, as well as an additional 37 projects in the pipeline.

Last December, MGM Growth Properties signed a deal to pay MGM Resorts International $635.7 million for its investment in the repositioning of the former Monte Carlo Resort and Casino in Las Vegas. The project redeveloped the property into Park MGM and NoMad Las Vegas, two hotel brands totaling 2,993 guestrooms in a single tower.
