Sage Hospitality, together with Walnut Development Partners and EXDO Development, has broken ground on a new hotel totaling 165 keys in Denver’s River North Art District. Shears Adkins Rockmore Architects is leading the design of the building. The property is set to open in early 2021.

Located at 3770 Walnut St., close to 38th and Blake RTD commuter rail station, the seven-story property provides direct access to Denver International Airport—situated approximately 21 miles away—the Mission Ballroom and other various dining, shopping and entertainment venues.

The yet-to-be-named independent hotel concept is set to feature a ground-floor, 5,000-square-foot lobby, a restaurant and a gear locker with bikes, skateboards, scooters, cameras and other items available for guests to borrow. Common-area amenities will include package delivery lockers, guest storage, a fitness center, rooftop with an indoor bar, outdoor deck with lounge seating and firepits. Additionally, the rooftop will offer 3,300 square feet of deck for corporate and social events, as well as two jacuzzi tubs and a grass area.

Earlier in April, Sage Hospitality, in a joint venture with McWhinney and Grand American Inc., used $165 million in proceeds to refinance the construction loan for Dairy Block in the LoDo district.
