Johnson & Johnson Plans $1B Manufacturing Facility

The company will produce cell therapies at the new plant near Philadelphia.

Johnson & Johnson will invest $1 billion in a cell therapy manufacturing facility in Lower Gwynedd Township, Pa. The investment is part of the company’s initiative to invest $55 billion in the U.S. by early 2029.

A J&J spokesperson told Commercial Property Executive that construction is expected to be completed in 2031. Additional details on the building’s size and features were not disclosed.

The facility will produce cell therapy treatments for cancer, immune-mediated and other diseases. The company said the facility will employ 500 people, in addition to creating 4,000 construction jobs.

This investment furthers New Jersey-based J&J’s activity in Pennsylvania. The firm already operates 10 facilities for manufacturing, research, distribution and office operations encompassing more than 2 million square feet.

The facility will be located at 1201 Sumneytown Pike in Lansdale, Pa., part of Lower Gwynedd Township. The location is within 8 miles of Interstate 276 and within about 23 miles from Center City, Philadelphia.  

Pharma manufacturing picks up

J&J is the latest pharmaceutical firm to increase its U.S. manufacturing capabilities, following uncertainty due to trade and tariff policy, and is one of several announced to take shape in Pennsylvania.

In January, Eli Lilly said it would be investing more than $3.5 billion in a manufacturing facility in Fogelsville, Pa., which will produce injectable medicines and devices. Construction of that facility is expected to begin this year and will also complete by 2031.

In September 2025, Eli Lilly said it would develop a $5 billion manufacturing plant in Richmond, Va. Completion is expected within the next five years.

The same month, GSK announced it would commit $1.2 billion to support its U.S. advanced production facilities and digital technologies. This plan includes the construction of a new plant in Upper Merion, Pa., which will produce medicine for respiratory diseases and cancer.
