Jackson-Shaw Starts Work on DFW Industrial Park
The master-planned site will total more than 900,000 square feet at full build-out.
Jackson-Shaw has broken ground on Horizon 35, a master-planned business park in Denton, Texas. Phase I of the development will deliver 543,550 square feet in three rear-load buildings.
At full buildout, the development is planned to total more than 900,000 square feet and accommodate a range of tenant sizes. Phase II will be as large as 400,000 square feet of build-to-suit space.
The first phase will be delivered in the third quarter of 2027 and includes Building 1 at 147,390 square feet, Building 2 at 145,920 square feet and Building 3 at 250,240 square feet. The developer hasn’t specified a timetable for Phase II.

The buildings will feature 32- to 36-foot clear heights, ESFR fire sprinkler systems, 60-foot speed bays, dock-high loading, 18-by-20-foot drive-in doors, and auto and trailer parking.
ARCO/Murray is serving as the design-builder for Jackson-Shaw, which has developed over 65 million square feet of space nationwide, including hospitality and industrial projects. Stream Realty Partners has been tasked to lease the development, with a team of Executive Vice Presidents Forrest Cook and Mac Hall and Associate Connor Land.
As a northern suburb of the DFW Metroplex, Denton has been a growth market in recent years. Cook characterized Denton as one of the most active and fastest-growing submarkets in North Texas, driven by its proximity to Interstate 35, a growing labor pool and strong demand.
DFW’s strong industrial market
As of the early months of 2026, Dallas-Fort Worth’s industrial market was one of the nation’s most active, both in terms of development momentum and transaction volume, buttressing its status as one of the large-scale logistics hubs in the country, according to a Yardi Matrix report. Construction levels are elevated in the Metroplex, supported by a sizable pipeline of projects.
Earlier in August, VanTrust Real Estate began construction on Phase 1 of its 121 Commerce Park, the company’s first industrial park in McKinney, Texas. This first phase will comprise two speculative buildings totaling more than 512,000 square feet.
In July, Amazon was reportedly planning to expand its Texas footprint with the construction of a 1.2 million-square-foot regional distribution center in the Dallas suburb of Terrell, Texas. Completion is slated for next year on a 120-acre development site that the firm bought last year.
