VanTrust Breaks Ground on DFW Industrial Project
This is the first phase of a larger planned development.
VanTrust Real Estate has begun construction on Phase 1 of 121 Commerce Park, the company’s first industrial park in McKinney, Texas. This first phase will comprise two speculative buildings totaling more than 512,000 square feet.
Building A will comprise 242,393 square feet and Building B will occupy 270,479 square feet. Both are designed to accommodate single- or multi-tenant configurations and customizable office buildouts. VanTrust said it is targeting a range of industrial, logistics, light manufacturing and service users. Delivery is scheduled for the second quarter of 2027.
The 42-acre site is at the northwest corner of Tina Drive and SH-12, providing access to U.S. Route 75, State Highway 121 and Highway 380. The location also provides proximity to McKinney National Airport, which is preparing to launch commercial passenger service later this year.

VanTrust has selected Evans General Contractors, GSR Andrade Architects and Kimley-Horn as its development team. JLL Senior Managing Directors Kurt Griffin and Nathan Orbin are marketing the project.
The developer noted the project will include extending a portion of Collin McKinney Parkway, roughly parallel to SH-121, to improve traffic flow and access. VanTrust will also construct a new bike trail connection linking to the regional Cottonwood Creek Trail.
Plans call for an additional 250,000 square feet of build-to-suit industrial space in Phase 2.
DFW industrial market leads the nation
The Dallas–Fort Worth industrial sector leads the nation in both supply and demand and has enjoyed seven straight quarters of declining industrial vacancy, from 11.1 percent down to 9.3 percent, according to a second-quarter report from JLL. Year-to-date net absorption of 17.9 million square feet of industrial space also led the country.
VanTrust has been active on multiple fronts this year. In February, the company bought a 71.2-acre site in Orlando, Fla., where it will develop SunPark Industrial, a 2 million-square-foot campus. Construction on the first phase of three buildings totaling 956,600 square feet is set to begin in the third quarter of this year. The first two buildings are planned to deliver in the second half of 2027.
And in May, VanTrust began construction on Building I in Park 762, a 1 million-square-foot industrial project in Lockbourne, Ohio, in metro Columbus. The facility is expected to come online in the second quarter of next year.
