Intel Campus Revamp Moves Forward Near Boston
A 1 million-square-foot industrial complex will replace the obsolete property.

National Development has received the local authorities’ approval for the redevelopment of the former 148-acre Intel campus in Hudson, Mass. A 950,000-square-foot industrial complex will rise in its place, with construction set to begin as soon as a tenant is secured.
The site was previously home to a 1.4 million-square-foot research and manufacturing campus. Intel sold the asset to National Development in November 2023 but continued leasing the property until May 2025, when the new owner began demolishing the buildings dating back to the late 1970s.
Located at 75 Reed Road, the property is within 2 miles from the interchange of interstates 495 and 295. Downtown Boston is about 39 miles east.
Boston’s uneven industrial market
Greater Boston ranked fifth in the nation for industrial rent growth as of February 2026, according to a Yardi Matrix report, with in-place rents rising 6.9 percent year-over-year to $12.19 per square foot. The national figure, meanwhile, grew 5.5 percent to $8.99 per square foot.
On the supply side, Boston lagged the national total, with about 2.6 million square feet in development, representing 1 percent of stock. Nationally, the figure was 1.8 percent of stock.
At the same time, Boston recorded a higher vacancy rate than other major markets and the national figure. The metro’s rate clocked in at 11.5 percent, while the national average was at 9.2 percent. Kansas City netted the lowest vacancy rate in the country, recording a figure of 5.2 percent.
