Datran Center Earns LEED Silver

Cushman & Wakefield collaborated with the property's owner to secure the O+M: Existing Buildings v2009 certification for the Miami office complex.

Cushman & Wakefield assisted Datran Center I LLC in securing the U.S. Green Building Councils’ (USGBC) LEED Silver certification for Datran Center, a two-building, Class A office complex in Miami.

Vice President Marlene Diaz led the Asset Services team of Cushman & Wakefield, supported by Property Manager Tesalia Corbett, Senior Chief Operating Engineer William Espinoza and Chief Operating Engineer David Gort. The team collaborated with the owner, Datran Center I LLC, an entity affiliated to Boca Raton-based IP Capital Partners, in securing the O+M: Existing Buildings v2009 certification. Cushman & Wakefield has managed the buildings since IP Capital Partners acquired the asset in June 2016.

The LEED rating system is the foremost program for buildings, homes and communities designed, constructed, maintained and operated for improved environmental and human health performance.

Datran Center earned LEED recognition based on upgrades and renovations completed in December 2016 that began in 2014 under previous ownership. The resource- and cost-saving improvements included retrofitting common areas with energy-efficient lighting and motion sensors, replacing bathroom fixtures, faucets and water pumps with resource-friendly models, updating and replacing HVAC systems and replacing an aging escalator system in the main lobby of the first building.

“The LEED certification for Datran Center was the result of years of hard work, cooperation and commitment from ownership, tenants, management and leasing staff,” said Cushman’s Tim Rivers, senior managing director of Asset Services in Florida, in a prepared statement.

Datran Center is a 500,000-square-foot office complex, comprising Datran One, an 18-story building completed in 1984 at 9100 South Dadeland Blvd., and Datran Two, a 20-story building at 9130 South Dadeland Blvd., developed in 1987. The Class A property features a three-story atrium lobby, 24-hour security, on-site Metrorail access and ample parking. The complex also offers the 302-key Miami Marriott Dadeland, a tenant conference center, a Sabadell Bank and a Raymond James Financial branch, a restaurant, a deli, a hair salon and a car wash.

Cushman & Wakefield’s Vice Chairman Brian Gale, Managing Director Ryan Holtzman, Managing Director Andrew Trench and Director Jeanette Mendoza are the exclusive leasing advisors for Datran Center. Tenants include Preferred Care Partners, MDM Hotel Group Ltd., Chubb, Rubenstein Law, AXA Equitable Life Insurance and Regus. The office complex is currently 84 percent leased.

“The LEED certification process is a win-win for all parties,” Brian Gale noted in prepared remarks. “The end result is a much more efficient operation that reduces long-term costs for landlords and tenants. It’s definitely a significant driver for today’s workforce, which places high value on social responsibility,” Gale added.

Also in the Miami area, Cushman recently secured two office leases valued at $16.5 million in Coral Gables, Fla.
