C&W Inks First Lease at South Florida Development

The new tenant is expected to relocate and consolidate its operations at Pompano Center of Commerce II by October.

Cushman & Wakefield has negotiated a new industrial warehouse and distribution lease at the recently developed Pompano Center of Commerce II in Pompano Beach, Fla. Office Reworks leased 21,039 square feet and is the first tenant to move into Building 6 of the industrial campus.

Executive directors Chris Metzger, Richard Etner Jr., Christopher Thomson and Director Matthew McAllister of Cushman & Wakefield secured the lease on behalf of owner Pompano Industrial Venture LLC, a joint venture between Butters Realty & Management LLC and an institutional capital partner. Thomas Hotz, senior vice president of Butters, represented the new tenant in expanding from its previous 15,000-square-foot location at 1310 S. Powerline Road in Deerfield Beach.

Pompano Center of Commerce II, a five-building warehouse and distribution campus totaling 376,644 square feet, is located at 1550-1650 NW 18th St. The single-story buildings feature 24- to 32-foot clear heights, T-5 lighting, four dock-high doors per bay, ESFR fire systems and build-to-suit opportunities.

“We are seeing considerable interest from prospective tenants at Pompano Center of Commerce II,” said Metzger in prepared remarks. “Users are intrigued by the new construction, incredible accessibility and continued support of a business-friendly Economic Development Board in Pompano Beach,” he added.

Office Reworks, a nationwide dealer of new, used and refurbished office furniture and cubicles, will be relocating its office, warehouse and distribution operations to Pompano Center of Commerce II by October. The campus provides immediate access to Interstate 95 and Florida’s Turnpike with Sawgrass Expressway just minutes away. Tenancy at the new facility is available as soon as the third quarter.

“We are excited to welcome Office Reworks to our latest project,” said Hotz in a prepared statement. “There is tremendous demand in South Florida for Class A industrial, so I feel confident that this will be the first lease of many,” he added.
