Blackstone Secures $115M for Fort Lauderdale Hotel

The deal comes two years after the firm acquired the oceanfront property.

Blackstone has obtained $115 million in financing for W Fort Lauderdale, a 346-key oceanfront hotel in Fort Lauderdale, Fla., as first reported by Commercial Observer. JPMorgan Chase provided the loan.

The news came on the heels of another Blackstone hospitality play. Earlier this week, the company went under contract to pay $279 million for the 821-key Hyatt Regency San Francisco. The deal is expected to close by August 2026.

A 2009-built hotel

Blackstone acquired W Fort Lauderdale in 2024 for $97.7 million from Related Cos., according to Broward County public records. The previous ownership picked up the 2009-built hotel in 2014 and completed a $55 million renovation, and later rebranded it under the W Hotels flag, according to The Real Deal.

The hotel comprises two towers rising 23 stories at 401 N. Fort Lauderdale Beach Blvd., on roughly 4 acres located along the oceanfront strip. The area provides access to multiple beaches, entertainment options, dining spots and water activities. Downtown Fort Lauderdale is 3 miles away.

Amenities at the 567,524-square-foot property include a wet deck spread across five floors with two outdoor swimming pools, beach access, a fitness center, a spa center, a lounge and several restaurants.

Tourism growth sustains Fort Lauderdale’s hotels

Fort Lauderdale’s hospitality sector continued to post strong fundamentals in early 2026, building on the previous year’s good performance, according to Visit Lauderdale. Hotel occupancy reached 85 percent in March, marking a 6 percent jump year-over-year. Demand also increased 9 percent year-over-year.

A recent hotel investment in the metro is The Artifact Group’s acquisition of the Sheraton Suites Fort Lauderdale West. The company partnered with Rok Acquisitions in the purchase of the 265-room all-suite hotel in Plantation, Fla.
