Holder Lands $50M Forward Commitment for Atlanta Project

The 321,300-square-foot campus is slated for completion in 2027.

Holder Properties has secured a $50 million forward commitment from an institutional pension fund for the development of Winder Commerce Center, a two-building, 321,300-square-foot industrial project in metro Atlanta.

JLL Capital Markets arranged the forward sale agreement on behalf of the developer. The firm also secured a construction loan from United Community Bank and preferred equity from Marble Capital. OnPace Partners Broker Stephen Bridges will handle landlord representation at the property.

Taking shape on almost 37 acres in Barrow County, the development will be at the intersection between Patrick Mill Road and Carl Bethlehem Road, along SR-316. The industrial center will have access to Interstate 85 and employment centers across Gwinnett, Barrow, Oconee and Athens-Clarke counties. Downtown Atlanta is some 44 miles away.

Plans call for two rear-load facilities spanning 147,420 and 173,880 square feet, respectively, along with 4.8 acres dedicated to excess trailer parking and industrial outdoor storage. Slated for delivery in 2027, both buildings will feature 36-foot clear heights, 60-foot dock bays and 135-foot truck courts. The complex will also have separate truck and passenger vehicle entrances.

Holder designed the project to accommodate logistics, distribution, advanced manufacturing and research users, with flexible configurations allowing the buildings to be divided for multiple tenants.

JLL’s Capital Markets team included Managing Director Bobby Norwood and Senior Managing Director Mark Sixour, along with Associates Connor McCarthy and Streeter Simmons.

Holder expands Atlanta industrial footprint

The project marks Holder Properties’ third industrial venture in the Atlanta market within the past 18 months. The developer is also moving forward with Coal Mountain Industrial Park in Cumming, Ga., and Dogwood Logistics Center in Conyers, Ga., as it continues to expand its warehouse and logistics portfolio across the Southeast.

Atlanta’s industrial construction pipeline as of August clocked in at 17.1 million square feet, accounting for 2.8 percent of its total inventory, according to a Yardi Matrix industrial report. This figure placed the metro fourth nationally, surpassed only by Dallas (37.3 million square feet), Phoenix (31.1 million square feet) and Houston (21.8 million square feet).

One of the projects that expanded the market’s pipeline this year is PNK 200, a 1 million-square-foot facility in Griffin, Ga. PNK Group broke ground on the building in May.
