Lincoln Property Acquires Inland Empire Industrial Campus
The 327,000-square-foot property is fully leased.

Lincoln Property Co. has acquired Bellegrave Business Park, a six-building, 326,885-square-foot mid-bay industrial campus in Jurupa Valley, Calif., on behalf of one of its separate-account clients.
The asset’s previous owner was TA Realty, Yardi Matrix shows. The purchase price was not disclosed.
The 18.5-acre park comprises six stand-alone industrial buildings ranging from 35,000 to 72,000 square feet. Clear heights range from 14 to 28 feet, according to Yardi Matrix.
Lincoln stated that demand for mid-bay industrial space of this size remains strong in the Inland Empire West, while most new development in the region has focused on larger facilities.

Completed in 2009, the property is fully leased to six tenants with a weighted average lease term of about 1.9 years. Each building features secure loading and yard areas and can be combined to accommodate evolving tenant requirements.
Bellegrave is located at 10290–10317 Birtcher Drive in the Inland Empire West, near interstates 10 and 15 and State Route 60, as well as Ontario International Airport.
Lincoln’s Houston plan
Just days ago, Lincoln Property Co. and New York Life Investment Management acquired Houston’s Greenspoint Mall from Triyar Cannon Group. Northmarq advised Lincoln on the joint venture with New York Life, while Moody Rambin brokered the deal, supported by an in-house Lincoln team.
The mall was at one time Houston’s largest but closed in 2024. The buyers plan to redevelop the property into CityNorth Industrial Park, a $150 million, 1.2 million-square-foot industrial campus. Demolition should begin next month, with the first phase of the industrial project scheduled to deliver in the first quarter of 2028.
