Merritt Breaks Ground on Raleigh-Area Industrial Campus
The project will encompass nearly 800,000 square feet at full build-out.
Merritt Properties has broken ground on RDU Business Park, a 150-acre light industrial development 3 miles from Raleigh-Durham International Airport in Morrisville, N.C.
At its eventual full build-out, the development will encompass up to 13 single-story industrial buildings ranging from 8,600 to 108,225 square feet and totaling 790,527 square feet.
This first increment, the West Phase, is 31 acres and will consist of three single-story, shallow-bay light industrial buildings totaling 201,250 square feet. It’s scheduled for completion in the fourth quarter of 2027 and has been designed to accommodate industrial, warehouse and distribution users.

The three buildings in this first phase will be 54,000 and 72,000 square feet—both with 18-foot clear heights—and 75,250 square feet with a 24-foot clear height. All three will feature rear-loading docks, drive-in capabilities, 30- and 40-foot column spacing, free surface parking and 277/480-volt electrical service. Two buildings will share a 150-foot-deep truck court, while the third will have its own 110-foot truck court.
Located at 2040-2060 Seagirt Ave. in Morrisville, RDU Business Park provides close access to Raleigh-Durham International Airport, interstates 540 and 40, plus U.S. Route 70.
Merritt Properties will handle leasing for the campus. With construction now underway on the West Phase, Merritt’s North Carolina portfolio will grow to more than 1.35 million square feet across six business parks.
In July, Merritt acquired Center Point Business Park, a 537,800-square-foot light industrial campus in Jacksonville, Fla., for $89.8 million. The seller was Plymouth REIT, which was represented by CBRE National Partners. The transaction marked the largest acquisition in Merritt’s history.
