Sealy & Co. Sells FedEx Facility

The property is in one of the country's top emerging industrial markets.

A 303,596-square-foot distribution center in Mablevale, Ark., fully leased by FedEx Ground, has changed hands. Sealy & Co. sold the asset to ExchangeRight for $36.1 million, according to Yardi Matrix information. JRW Realty procured the buyer and worked on its behalf, while Newmark represented the seller.

The build-to-suit property came online in 2016 on more than 44 acres. The asset previously traded in August 2021, when Sealy & Co. acquired it from Realtech Leasing & Management.

Located at 8 Industrial Parkway, the warehouse is close to Interstate 30 and less than 2 miles from the Mabelvale city center. Downtown Little Rock, Ark., and Bill and Hillary Clinton National Airport are within a 14-mile radius.

The cross-dock facility has a 42-foot-wide bay, 99 dock-high loading doors, six drive-in doors and clear heights ranging between 34 and 39 feet. Additionally, the building has a 16,000-square-foot office component and more than 465 parking spaces.

JRW Realty President Melinda Marston brokered the deal on behalf of the buyer. Newmark Executive Managing Director Jerry Hopkins and Associate Leighton Hopkins represented the seller.

Little Rock’s industrial sector picks up speed

Little Rock’s industrial investment market gained traction in 2025, supported by a tight development pipeline and accelerated pricing growth, ranking among the top emerging industrial markets. Assets traded at an average of $56.96 per square foot, up 38.8 percent year-over-year.

Sales volume reached $176.6 million for the year, positioning the market in the upper tier for transaction activity relative to its size. Labor trends also supported demand, with industrial employment rising 1.9 percent year-over-year through December.
