Escondido’s 1st Industrial Project in a Decade Breaks Ground

Badiee Development has broken ground on the Escondido Victory Industrial Park, the city’s first new industrial development in more than a decade. Designed by Ware Malcomb, the 91,000-square-foot project is slated for completion in the spring of 2018.

Located at 2005 Harmony Grove Road in Escondido, Calif., on 4.9 acres, the project comprises two modern industrial buildings of 55,500 and 32,500 square feet, respectively. The one-story buildings are suited for one to two substantially sized companies. The project will feature contemporary building design, including outdoor areas that open to the Escondido Creek, high clear-height ceilings and mezzanine space. The asset has easy access to Highway 78 and Interstate 15. TFW Construction is the general contractor for the project.

First Foray in Escondido

This is Badiee’s first industrial project in Escondido, Calif. The company also plans to break ground on the Escondido Innovation Park in the fall, a multi-tenant, three-building project totaling 86,010 square feet. Escondido had an industrial vacancy rate of 1.5 percent in the first quarter of 2017, compared to nearly 5 percent in San Diego County, and an inventory of 7.4 million square feet, according to a Colliers report. Investors are taking note, with RAF Pacifica Group kicking off three ground-up spec North County industrial projects worth around $110 million.
