Triangle Capital Group Secures $61M for New Orleans Tower
The property is the fourth-tallest building in the city.

Triangle Capital Group has obtained $61 million in permanent financing for Energy Centre, a 39-story, 757,257-square-foot office tower in New Orleans. JLL Capital Markets worked on behalf of the borrower to secure the fixed-rate, five-year loan.
The fourth-tallest building in New Orleans, Energy Centre opened in 1984 and was fully renovated in 2009. Triangle Capital purchased the asset in 2024 after the previous owner, Hertz Investment Group, foreclosed on it, Yardi Matrix shows.
The tower’s vacancy rate currently clocks in at 13.6 percent. According to JLL, law and mediation firms comprise 55 percent of the building’s tenants.
Energy Centre rises on 6.7 acres at 1100 Poudras St., in New Orleans’ central business district. The building features floorplates averaging 25,000 square feet and 13,000-square-foot of ground-level retail.
The high-rise is within a few blocks of U.S. Route 90 and Interstate 10. Louis Armstrong New Orleans International Airport is about 14 miles away.

JLL Capital Markets Senior Managing Director Scott Aiese, together with Directors Alex Staikos and Clayton Ross, led the team that represented Triangle Capital.
Trickling development in New Orleans
The New Orleans office market recorded a vacancy rate of 7.3 percent as of the third quarter of 2025, according to a report from Stirling, up 0.3 percent year-over-year.
The metro’s average asking rent was $22.50 per square foot for the quarter, up from the $20.96 figure recorded a year prior. Leasing activity tended to favor the suburban markets, according to the report, which generally offer more parking and ease of access. Lingering public safety concerns are also impacting the central business district.
In February 2025, New Orleans saw its first new Class A office building groundbreaking in more than 35 years. The eight-story Shell Plaza is a build-to-suit development that is part of the $1 billion River District mixed-use campus. Completion is expected this September.
