Transwestern Tapped to Lease Houston Office Park

The complex consists of two Class A buildings and a separate amenity center. Westchase Park I and Westchase Park II can accommodate new tenants ranging from 5,000 to 140,000 square feet.

Transwestern has taken on the leasing assignment at Westchase Park I and II in Houston, a 565,496-square-foot office complex owned by Clarion Partners.

The complex consists of two LEED Gold-certified Class A buildings and a separate amenity center that provides a campus-style office environment. Clarion Partners has owned the site—located in Houston’s Westchase district at 3600 W. Sam Houston Tollway between Richmond Avenue and Westpark Drive—since late 2012 when it bought Westchase Park I, a six-story, 272,300-square-foot office building from Simmons Vedder Partners and O’Connor Capital Partners. The parcel included 7 additional acres on which Westchase Park II was built in 2015.

Westchase Park I is 96.8 percent occupied and Westchase Park II 51.5 percent. The project can accommodate new tenants ranging from 5,000 to 140,000 square feet. Each floor features floor-to-ceiling glass and above-average ceiling heights. Both buildings have frontage on Beltway 8 for easy access from the highway.

Clarion Partners announced it was planning to build Westchase Park II in June 2013, when it also acquired another Westchase submarket Class A office property – One Oak Park, a six-story, 153,342-square-foot  building. Earlier this year, Transwestern was also selected to handle leasing at Oak Park Office Center III, a Westchase office building.

Transwestern Executive Vice President Eric Anderson and Senior Associates Parker Burkett and Katy Gragg will provide marketing and leasing services at Westchase Park I and II.

“We have a longstanding relationship with Clarion and appreciate the chance to expand this relationship with such an outstanding complex,” Anderson said in a prepared statement. “Westchase Park offers truly differentiating attributes such as an on-site café, outdoor shaded seating areas, fitness center with country club-style locker rooms and a conference center capable of seating up to 100.”

Transwestern also handles leasing for Clarion Partners at Waterway Plaza I and II in Houston’s The Woodlands submarket. Clarion Partners has owned the 366,075-square-foot Class A office development since June 2013.

Earlier this year, Transwestern was also selected to handle leasing for Oak Park Office Center III, a 151,000-square-foot office building in Houston’s
