Trammell Crow, Barings Break Ground on Texas Industrial Project
This spec development marks the first joint venture between the two firms.

Trammell Crow Co. and Barings have broken ground on a two-building, 804,283-square-foot industrial development in Socorro, Texas, about 17 miles from downtown El Paso. The speculative Class A project, called Speedway Logistics, is scheduled for delivery by July 2026.
Speedway Logistics is both Barings’ first joint venture with TCC and its first equity investment in the region. The project was designed by Powers Brown Architecture and Catamount Constructors serves as general contractor. Bank OZK provided construction financing.

The 60-acre development is at 16400 Gateway Blvd. W., at the Darrington Road exit off Interstate 10. The location is just minutes from the Ysleta-Zaragoza Port of Entry, one of the nation’s busiest commercial ports.
When complete, Speedway Logistics will consist of two cross-dock facilities, of 426,868 square feet and 377,415 square feet. Each building will feature 36-foot clear heights and ample car and trailer parking. Christian Perez Giese and Bill Caparis of CBRE will lead the marketing and leasing efforts at the property.
The best, or just pretty good?
Brian Brooke, senior vice president with TCC in Austin, said in prepared remarks the company has seen a growing need for larger, Class A product in Greater El Paso. The metro is one of the top emerging industrial markets in the U.S.
In a second-quarter report fetchingly titled “The Best Little Warehouse Market in Texas,” CBRE noted that the El Paso industrial market just closed its fourth-largest quarterly net absorption on record, at more than 1.1 million square feet. The metro’s Class A space is 10.7 percent vacant overall.
Meanwhile, some 5 million square feet of industrial space were under construction in the market at the end of June, the report also showed. Of the total, 4.3 million square feet were speculative.
One of the underway projects is Gateway Logistics Park, developed by Provident Industrial. The firm broke ground on the fourth phase of the campus early this year.
