Titan Development Expands Austin-Area Project

Water and wastewater treatment company Ovivo Inc. will occupy the facility.

Titan Development is celebrating the start of construction of Building 4, a 110,000-square-foot facility within Titan Innovation Business Park in Hutto, Texas. The Albuquerque-based developer and the Hutto Economic Development Corp. will hold the ceremony on Wednesday, March 9.

Ovivo Inc.—an international supplier of water and wastewater treatment equipment, technology and systems that will build and operate the facility—invested more than $25 million in the project’s construction. Slated for a late 2022 delivery, the development will bring 100 office and technician jobs to Greater Austin.

The new tilt-up concrete building is part of the second phase of the industrial park and will produce Cembrane’s unique patented Silicon Carbide (“SiC”) flat sheet membranes. The facility sits on roughly 8 acres and will feature a 28-foot clear height, six dock doors, a single drive-up door and car parking with 105 spaces.

The 100-acre Titan Innovation Business Park Phase 2 will include six buildings. In mid-2021, Titan Development welcomed Kval Inc. as the first tenant of the master-planned park. The door machinery manufacturer will occupy a build-to-suit facility totaling 52,500 square feet. Plans also call for two 252,720-square-foot buildings, a more than 1 million square-foot facility, as well as a 197,621-square-foot structure.

The Ovivo facility will take shape adjacent to Texas State Technical College, less than a mile from State Highway 130 and within 10 miles of Interstate 35. Austin-Bergstrom International Airport is within 30 miles south, while downtown Austin is roughly 28 miles away.

The industrial park marks the fifth industrial development funded through the $95 million Titan Development Real Estate Fund II. In November, the developer kicked off the construction of a two-phase industrial project on 114 acres in Georgetown, Texas, financed through the same investment vehicle. Gateway35 Commerce Center is expected to come online in mid-2022.

Construction is also underway on another project the developer is building in Georgetown—the next phase of NorthPark35 Industrial Park. At full buildout, the park will encompass 1.7 million square feet.
