The Broe Group Kicks Off Denver Office Project
The 175,000-square-foot building is the second phase of a larger development.

The Broe Group has begun work on 250 Clayton, a 175,000-square-foot office building in Denver. The project is the second phase of the $200 million Cherry Creek North development.
Partners on the project include design firm The Beck Group. Plans call for the demolition of an existing building on the site, which is set to begin in January. Current tenants will be relocated to 50 S. Steele St., an adjacent office property. Completion is scheduled for the second quarter of 2028.
The eight-story building will serve as the headquarters for The Broe Group, Broe Real Estate Group and OmniTRAX, another firm affiliate. The Broe Group’s core portfolio companies will occupy 24 percent of the space.

The mid-rise will take shape within the Cherry Creek neighborhood, about 4 miles from downtown Denver. Denver International Airport will be within 20 miles northeast.
The building will also have 10,000 square feet of ground-floor retail space. Floorplates are expected to range from 25,000 to 30,000 square feet, while amenities are set to include outdoor spaces, a building lounge and rooftop features, as well as a fitness center. The property will also have four levels of underground parking.
The first phase of the Cherry Creek North development comprises 200 Clayton, a 76,000-square-foot office building. The eight-story facility came online in 2023 and is fully leased.
Denver’s development pipeline below national figures
Denver’s office development pipeline year-to-date as of September clocked in at 614,225 square feet, according to a Yardi Matrix office report. This accounted for 0.4 percent of the metro’s total inventory, 20 basis points behind the national average. As for office completions, only three properties totaling less than 65,000 square feet were delivered in the first half of the year.
Earlier this year, Sterling Bay and Piper Sandler Special District Group obtained $88 million in bonds for the construction of Redtail Ridge, a 2.6 million-square-foot life science campus in Boulder, Colo. The first phase of the mixed-use project will include 100,000 square feet of life science space and two industrial buildings.
